About Alberta real estate

Alberta is a two-anchor market: Calgary and Edmonton drive most activity, with affordability and energy-sector jobs pulling steady in-migration from across Canada.

Expert take: Alberta stays one of the tightest provincial markets in Canada — roughly 2.5 months of supply keeps most metros firmly in seller territory. Edmonton remains the affordability play; Calgary carries the higher price tags.

What makes Alberta different.

Alberta charges NO provincial land transfer tax and NO provincial sales tax — a genuine buyer advantage over Ontario or BC. You pay only modest Land Titles registration fees ($50 plus $5 per $5,000 of value on both the transfer and the mortgage).

Current conditions.

Provincial benchmark sits near $510,000, homes sell in about 36 days, and roughly 15,000 listings are active across a tight ~2.5-month market. Read Alberta by metro, not by province.

The single biggest trend.

Sustained interprovincial migration into Calgary and Edmonton keeps inventory tight and supports prices despite higher interest rates.

Where to look in Alberta

Median sale prices are directional public-data estimates in CAD.

Edmonton

Median sale price: $432,000

Capital and most affordable metro; benchmark near $432K, ~36 days on market.

Calgary

Median sale price: $570,000

Largest metro; energy and tech jobs, detached homes well above the provincial benchmark.

Red Deer

Median sale price: $420,000

Central Alberta hub between the two anchors; value pricing, fast-moving entry homes.

Canmore

Median sale price: $1,200,000

Bow Valley resort town; mountain lifestyle, luxury and recreation pricing far above the province.

School districts buyers ask about

Buyers most often ask about the four large public boards — Calgary Board of Education, Edmonton Public Schools, and the parallel Calgary and Edmonton Catholic districts — plus francophone options. Alberta also has a large public charter-school sector that draws cross-neighbourhood interest.

Climate and seasons

Alberta has a dry continental climate: cold, snowy winters and warm, sunny summers, with chinook winds bringing sudden midwinter thaws to the Calgary corridor. Buyers should weigh hail exposure on the prairies and wildfire/smoke seasons near the foothills.

Questions buyers and sellers ask us most

How much do I need for a down payment in Alberta?

Canadian rules apply: minimum 5% down on the first $500,000 and 10% on any portion above, with insured mortgages now allowed up to a $1.5M purchase price. On Alberta's ~$510,000 benchmark that is roughly $26,000 minimum. Put down under 20% and you need mortgage default insurance through CMHC, Sagen, or Canada Guaranty — there is no FHA or VA financing in Canada. Twenty percent down (about $102,000 here) avoids the insurance premium.

What is the best time of year to buy a home in Alberta?

Spring (March through June) is the busiest season, with the most listings and the most competition. Late fall and winter bring fewer buyers and softer negotiating leverage, though Alberta's tight inventory keeps well-priced homes moving year-round. Serious buyers often find better deals in the December-February lull.

Can I buy a home in Alberta without seeing it in person?

Yes. Out-of-province buyers regularly purchase with a live video walkthrough plus a professional home inspection and a financing/condition period to protect them. Your agent acts as your eyes on the ground before you waive conditions.

How long does it take to close on a home in Alberta?

Alberta closings run roughly 30 to 60 days and are handled by a real estate lawyer, not a title or escrow company. Budget for legal fees and Land Titles registration charges, but note Alberta has NO land transfer tax — only the registration levy of $50 plus $5 per $5,000 of value on the transfer and again on the mortgage.
